When growth changes the organisation.

New units bring revenue, but also more communication, housekeeping, technical work, people and systems. As long as processes depend on what individual people know, the organisation does not grow with the portfolio.

  • Do we have a reliable overview of profitability and the relevant metrics?

Growth is not automatically scaling. Scaling begins only when processes, responsibilities, systems and financial control grow with the portfolio. The consulting is for businesses in which hospitality is already professional, or is developing in that direction. There is no rigid minimum size: eight units at several locations can be organisationally more complex than twenty comparable apartments.

Together with my wife I built living TIMELESS and was responsible there for the professional operation of more than 50 units. Erlenbad is a project of our own, with a scope of 47 units.

Not every structure that works with ten units also works with 30, 50 or a significantly larger portfolio.

Operations Review & Optimisation Plan

Analysis becomes a concrete roadmap.

The starting point is the organisation, locations, systems, processes and the financial information relevant to the task.

  • Structured review of the current state. At the start, I record with you the existing organisation, locations, systems, processes and the financial information relevant to the task.
  • Analysis of the seven operating areas. The relevant structures are examined from an economic and operational operator's perspective.
  • Weaknesses & potential. Where do unnecessary costs, time, sources of error or dependencies arise? Which structures already work well, and where is action needed?
  • Prioritised optimisation plan. The findings are not handed over as a long list of possible measures. They are prioritised by importance and feasibility.
  • Immediate. Topics that can be changed in the short term, or that need attention straight away.
  • 30–90 days. Processes, responsibilities, systems or organisational changes that should be prepared and implemented in a structured way.
  • 3–12 months. Larger structural topics, for example concerning organisation, the system landscape or further scaling of the operation.

To close, we discuss the findings and priorities together in a personal meeting with management and – where it is useful – the relevant people responsible.

Twelve largely identical apartments at one location can be organisationally much simpler than eight properties at several locations with different teams, service providers and systems. Locations, organisation, the system landscape, processes and the objective are relevant. After the free Initial Consultation, the actual scope of the review can be defined and a concrete proposal prepared.

Scope and duration depend on the measures that are actually to be implemented.

Bespoke software development is not part of Operator Consulting. Requirements, processes and system architectures can, however, be analysed, designed and supported during implementation.

My services are exclusively for entrepreneurs within the meaning of § 14 of the German Civil Code (BGB). All fees are net, plus statutory VAT.

Common questions

Questions about Operator Consulting.

From what size is Operator Consulting worthwhile?

Not the number of units alone. Several locations, staff, external service providers or complex processes can make an operating structure necessary even with smaller portfolios. As a guide, Operator Consulting often begins at around ten units.

What distinguishes Operator Consulting from the Host Check?

The Host Check looks at a smaller letting business or a manageable portfolio. Operator Consulting goes into company structure, metrics, staff, service providers, systems and scalable processes.

Do metrics and reports already have to be in place?

No. Part of the analysis can be which metrics the operation will need in future and what a management structure looks like.

Do you also advise on choosing a PMS?

Yes. Existing systems and requirements can be assessed. What matters is the operation's system landscape, not a particular provider.

Can you also develop automations?

I analyse potential, design processes and can support implementation. Bespoke software programming is not part of regular Operator Consulting.

Do you support implementation after the analysis?

Yes. Selected measures can be continued as individual Implementation & Scaling Support when that makes sense.

Do you also advise new operations?

If location, concept, units and the profitability of a new operation are still open, Hospitality Development is often the more suitable starting point.
