Good hospitality projects begin before opening.

Floor plans, the number and size of the units, fit-out and building services shape housekeeping, target guests, revenue and staffing, long before the first guest checks in.

Operations considered from the start

Booking, check-in, communication, access, fit-out and systems have to be thought through in planning, so the concept can be operated later. A viable operating concept does not mean the owner has to become the operator. If an external operator is intended, the requirements can already be defined during development, and the later operator search prepared.

Operator Search & Selection

The right property needs the right operator.

Are you developing a hospitality project, or do you own a property, and prefer not to operate it yourself? I support owners, lessors, investors and project developers in finding an operator who fits the property, the concept and the commercial objectives.

This is not only about finding any interested party. In operator search I combine long experience in recruiting and selection with the perspective of an active hospitality operator. I can therefore not only identify and approach suitable operators, but also judge, professionally and as a business owner, who actually fits the project.

I use both my existing network and a targeted search for suitable operators.

If you wish, I support the selection process from the first conversations, through the alignment between owner and operator, to handover and into the first phase of working together.

A historic building. A new hospitality concept.

Together with my wife, I co-developed and built Erlenbad as a hospitality project. Developing a hospitality concept in a historic former monastery required far more than furnishing individual apartments.

Hospitality development does not end for me on the floor plan. It has to work in later operations. Alongside developing and operating accommodation for others, we invest in property ourselves and hold our own units.

The Feasibility & Concept Review connects market, concept and later operations. The client receives a written feasibility and concept report.

A feasibility analysis cannot predict the future. It does create a traceable basis for judging opportunities, risks and commercial relationships more clearly before an investment decision. The results, assumptions and open decisions are then discussed together. The specific scope depends on the size of the project, the stage of planning, the location, the documents available and the depth of analysis required.

The review clarifies what should be created and whether the concept is fundamentally sound. After that, support for individual phases from an operator’s perspective can be useful. Depending on the project, it can also include developing the operator profile, operator search and selection, and support through to handover. The specific scope comes from the tailored proposal. This does not replace specialist planning (architecture and technical planning).

GASTWERT’s hospitality development focuses on apartment, holiday-apartment, serviced-apartment and comparable hospitality concepts. It does not replace advice on architecture, tax, law, financing, valuation or building law.

My services are exclusively for entrepreneurs within the meaning of § 14 of the German Civil Code (BGB). All fees are net, plus statutory VAT.

    The results are brought together in a structured way and assessed from an operator’s perspective.

Questions about hospitality development.

At which project stage should GASTWERT be involved?

As early as possible, so that target groups, units, operations and the guest journey can feed into planning and investment. Existing plans can also be reviewed later from an operator’s perspective.

Do you also review floor plans?

Yes, from an operator and use perspective: unit sizes, guest journey, housekeeping and processes. This does not replace an architectural or building-law review.

Do you prepare calculations of commercial viability?

Within the Feasibility & Concept Review, assumptions on price, occupancy and revenue are considered, together with the first operational connections. The results support a commercial and operational assessment of the hospitality concept. They do not replace a tax, financing or expert valuation.

Can you also support fit-out and furnishing?

Yes. Fit-out and furnishing can be supported during concept development, from the perspectives of positioning, the guest and the operator.

Do you also support PMS, access systems and automation?

Yes. System requirements, the guest journey and operational processes can be designed, and both selection and implementation can be supported.

Can you support the project through to opening?

Depending on the project, individual project support can be agreed after the Feasibility & Concept Review.

Do you develop classic hotels?

The focus is on apartments, holiday apartments, serviced apartments and comparable concepts. For classic hotels, each case has to be checked to see whether the task fits that focus.
